Full on rental. Found a College professor at the nearby college and him and his wife have been great tenents for the last 16 months. They asked for 1 year rental agreements so they have a stable place while he is at that college. Its his 6th year there. So I think he's staying. They pay early/ontime every month. So far so good.

 

Did my first one today and had no problems. At one point it took awhile to load and I wondered if it was stuck but then the next arrow popped up.

Super stressful. The owner of this house died last month - so I've had to deal with not knowing if the house will have to go to probate and whether the brother is on the will and whether he has the right to sell the house, etc...

Sleezy landlord too - 26 SFHs, three story office building, McDonald's and a 2nd home. Not to mention several 100 acres of land. I think it is the best investment.. I know all the local judges on a first name basis, win all my landlord/tenant cases and collect most of the time.
