    Which is true and nice. For me, if there is an issue, instead of calling somebody right away, I go out there right away to assess the issue and try to fix it myself. There are times when a real company is called, but its usually for things I lack the knowledge to fix. I usually go out of my way however to meet the repair dude, figure out the issue with them, watch how they fix it, and then I know how to do it going forward. I usually get a number out of it too since a lot of maintenance guys for larger companies do work on the side.

    If you do a really good job as an individual it's great, you can build a relationship and all of that, I've just found a lot of people who do that are lazy and have strange rules. My MIL rents from a dude it took him 2 weeks to fix her AC. Stuff like that would drive me crazy.

    There are a lot of poop landlords out there. That I can attest to. I hear it from a lot of people. I like to imagine I am one of the better ones out there. AC/furnace issues though suck all around since I hate having to call the emergency numbers since its like 200 bucks extra to get a guy out there! I will call 20 places to see who can get there first just to avoid that emergency line. lol
